Singer Kailash Kher has sold a commercial office space in Mumbai’s Bandra Kurla Complex (BKC) for Rs 10.75 crore, less than a year after purchasing it for Rs 10.50 crore. According to property registration details accessed by CRE Matrix, the transaction has fetched Kher Rs 25 lakh more than what he paid for the property.The sale was registered on September 9, 2026, with Lakewater Retail Private Limited as the buyer.The office is located on the seventh floor of Trade Centre, opposite the MTNL Building in BKC, Bandra East. Spread across a carpet area of 2,619 sq ft, the commercial unit also comes with one car parking space. The property changed hands for a consideration of Rs 10.75 crore, with Rs 64.50 lakh paid as stamp duty.While the sale price is Rs 25 lakh higher than Kher’s purchase price, the appreciation works out to around 2.4% in less than a year. This figure is before factoring in expenses such as stamp duty, registration charges, taxes and other transaction-related costs. Therefore, the difference between the purchase and sale prices should not be treated as Kher’s actual net profit from the deal.The Trade Centre building was developed by Wadhwa Constructions, which sold office spaces in the 10-storey commercial project more than a decade ago. The project received a partial occupation certificate in September 2008 for the third to 10th floors, followed by an occupation certificate in October 2008 for the ground floor and part of the first floor.BKC, among India’s most expensive commercial real estate destinations, has also emerged as a preferred address for celebrities looking to invest in Mumbai property. In 2024, actor R Madhavan bought a residential property in the business district for Rs 17.5 crore. The ready-to-occupy property spans approximately 389 sq m, or 4,182 sq ft, and includes two parking spaces.Known as a major hub for corporate offices, financial institutions and premium commercial developments, BKC continues to attract both businesses and investors. Its connectivity and proximity to major corporate occupiers have helped make the area one of Mumbai’s key commercial destinations, while properties here can also offer potential for rental income and long-term capital appreciation.
