As Kolkata’s residential landscape continues to evolve, emerging micro-markets are gaining prominence as homebuyers increasingly seek a combination of connectivity, convenience and well-developed social infrastructure. The Southern EM Bypass corridor, in particular, has witnessed a decade-long transformation from a peripheral suburb into one of the city’s most aspirational residential addresses, supported by expanding metro and suburban rail connectivity, dual EM Bypass access, and a maturing ecosystem of schools, hospitals and retail destinations. Against this backdrop, Srijan Realty, one of Eastern India’s most established residential developers, today announced the launch of Orizon, a 702-unit residential community spread across 8.3 acres off the Southern EM Bypass in Jagaddal, South Kolkata.

Project at a glance

Located on B.C. Roy Road in Jagaddal, with two access points off the Southern EM Bypass roughly 400 metres and 750 metres apart, Orizon comprises six high-rise towers ranging from 17 to 23 storeys, housing 702 three-bedroom residences sized between approximately 1,208 and 1,650 square feet. Roughly 80 percent of the 8.3-acre site — 85 percent including podium-level landscaping, has been kept open, an unusually low-density ratio for a development of this scale so close to the city. Shahid Khudiram Metro Station is roughly14 minutes away, with Sonarpur railway station around 15 minutes; Spencer’s, Wood Square Mall and Southwinds Galleria are all within a six-minute drive.

A life beyond the ordinary

Orizon’s design philosophy takes its name from the word “horizon,” built around the idea that space, light and an unobstructed view are increasingly scarce commodities in a city that has grown denser over the past two decades. Residences feature terrace-style and standing balconies intended to maximise natural light and cross-ventilation, while the project’s golden façade, visible from the EM Bypass — is conceived as a visual landmark along the corridor.

Connectivity meets calm

Despite its dual EM Bypass access and proximity to South Kolkata’s commercial nodes, the development has been planned to function as a self-contained green enclave, insulated from the congestion typically associated with high-density urban corridors. Schools including BDM International and Narayana, along with healthcare providers such as Apollo Hospital’s upcoming campus, Peerless Hospital and RN Tagore Hospital, are within a 20-minute radius.

Lifestyle infrastructure

At the centre of the development sits a roughly 33,000-square-foot clubhouse featuring an infinity-edge swimming pool, jacuzzi and dedicated kids’ pool, alongside a 21,000-square-foot podium-level garden anchoring a sports arena with facilities for tennis, basketball, pickleball and badminton. Indoor offerings extend to a gymnasium, yoga and meditation studio, squash court, co-working space, home theatre, library, and a dedicated senior citizens’ lounge, amenities the developer says are designed to serve every age group within a single community rather than cater narrowly to one demographic.

Inclusive, barrier-free design

A defining feature of Orizon is its barrier-free design, incorporating wheelchair access ramps, lift cabins wide enough to accommodate wheelchairs, Braille and voice-enabled lift controls, accessible toilets and designated accessible parking throughout common areas. Srijan Realty positions this not as a regulatory minimum but as a forward-looking response to India’s multigenerational households, where ageing parents, differently abled family members and young children increasingly share a single home and require equal, independent access to shared spaces.

Sustainability and future readiness

Orizon has been pre-certified for IGBC Platinum design, India’s highest green building rating, with features including rainwater harvesting, solar power for common areas, low-flow water fixtures, energy-efficient LED lighting, organic waste management, and EV charging infrastructure. Buildings certified to this standard typically deliver 20 to 30 percent energy savings and 30 to 50 percent water savings compared with conventional construction.

Leadership perspective

“Orizon reflects how we believe Kolkata wants to live today. Homebuyers are no longer choosing between space and connectivity, or between design and responsibility – they expect all of it together. Southern EM Bypass has moved past being an emerging corridor – it is now one of South Kolkata’s defining growth engines, and we have been part of that story for over a decade.
