Matthew Perry’s last Los Angeles property ended up changing hands for considerably less than the price attached to it when it first went on the market. The Hollywood Hills house, which the ‘Friends’ star purchased only months before his death, was eventually sold for $4.1 million after initially being offered for $5.195 million.Perry bought the house in May 2023 for about $4.995 million, according to real estate transaction records reported by Traded. The purchase came just months before his death in October that year. Realtor.com later reported that Perry had started work on the property soon after buying it and was believed never to have actually lived there.

A Hollywood Hills house Matthew Perry barely got to live in

The property sits in the Hollywood Hills, in the area above the Sunset Strip, and dates back to 1957. Rather than being one of the enormous celebrity mansions often associated with Los Angeles, it is a midcentury home of roughly 2,800 square feet. The house has three bedrooms and three-and-a-half bathrooms. One of the bedrooms had been turned into a screening room, giving the property a particularly personal touch for an actor known around the world for his television work. The layout also includes a primary bedroom that opens toward the pool area. The house was designed to let in plenty of natural light, with large windows looking out toward the exterior. Outside, the patio, pool and fire pit come together to form a relaxed space around the home. The living space includes a double-sided fireplace, while the kitchen was updated with a more contemporary design. The listing was handled by Greg Holcomb and Tim Durkovic, with the property presented as a renovated midcentury residence that retained elements of its original character. Architectural Digest also described the house as a 1957-built Hollywood Hills property with walls of glass, a patio, pool and projection room.

The house went on sale months after Matthew Perry’s death

After Perry died in October 2023, the Hollywood Hills property was eventually put up for sale in May 2024. The opening asking price was $5.195 million, slightly above what Perry had paid for it the previous year. The home did not find a buyer at that figure. By September 2024, the asking price had been reduced by $495,000, bringing it down to $4.7 million. The listing was subsequently removed in October before returning to the market at the same reduced price. Realtor.com reported at the time that it was unclear whether the temporary removal was connected to an off-market deal or simply an administrative matter. The property’s time on the market added another chapter to a house that Perry had owned for only a short period. Unlike some of his other residences, this was not a home in which he appears to have spent significant time.

From a $5.2 million listing to a $4.1 million sale

By December 2024, the property had reportedly gone into contract, although the final amount was not immediately known. In February 2025, Realtor.com reported that property records confirmed the sale at $4.1 million. That figure was around $895,000 below Perry’s reported purchase price of $4.995 million. It was also more than $1 million below the home’s original $5.195 million asking price. The identity of the buyer was not publicly disclosed in the report. The sale therefore marked a noticeable change from the expectations attached to the property when it first entered the market. A house purchased by a major Hollywood actor for almost $5 million had ultimately sold for less than both its acquisition price and its initial posthumous listing price.

One of the last pieces of Matthew Perry’s real-estate story

Real estate was a significant part of Perry’s life away from the screen. Over the years, he bought and sold several properties around Los Angeles and Malibu, including a Pacific Palisades home and a Malibu beach property. His Hollywood Hills purchase, however, stands out because of its timing. Perry acquired the property in 2023, but his life was cut short only months later. The home consequently became part of his real-estate legacy without ever becoming the lived-in residence it may have been intended to be.The final sale also gives the property a story beyond its architecture and price tag. It began as a private purchase, went through renovations, entered the market after Perry’s death, underwent a significant price reduction and eventually found a buyer for $4.1 million. For a home that Perry had only recently acquired, it became one of the last chapters in the actor’s long association with Los Angeles real estate.
